(01) The short version
The short version
Gabe’s Window Cleaning in Tucson wanted steady commercial contracts instead of sporadic one-off jobs. We built a tight list of property and facility managers, wrote short benefit-led emails with one question, “Want a quick quote?”, and followed up by SMS and LinkedIn. Six weeks later: about 20 quote-ready leads.
(02) The situation
The situation
Sporadic bookings are expensive for a cleaning crew. Routes don’t line up, teams sit idle, and planning next month is guesswork. Gabe wanted commercial clients on regular schedules: office blocks, retail centers and property managers.
Quality mattered more than volume. He wanted people ready to ask for a quote, not tire-kickers, and he didn’t want to burn money on broad advertising to find them.
(03) What we built
What we built
- 1
A narrow commercial list
Tucson property managers, building owners, facility managers and commercial real estate contacts: the people who control cleaning budgets.
- 2
One-question emails
Direct, human copy about clearer windows, safer premises and better tenant impressions, ending with one simple ask: want a quick quote?
- 3
Multi-channel follow-up
Short SMS touches and LinkedIn messages for the warmest prospects, and warm calls for high-intent replies.
- 4
Clean sending
Domain warm-up, list suppression and quick subject-line tests to keep replies coming and deliverability healthy.
(04) What happened
What happened
The campaign ran for 6 weeks and handed Gabe roughly 20 quote-ready commercial leads, mostly property managers and commercial building contacts.
On average it took 72 hours from first contact to a quote request, and many asked for site visits or quotes within 48 to 72 hours.
(05) What I’d tell you
What I’d tell you from this one
Local service businesses often think outbound is only for software companies. It isn’t. A property manager with ten buildings is a better lead than a hundred homeowners, and you can email them.
